Choose from one- and two-bedroom apartment homes featuring attached one-car garages, with select layouts offering additional den space—perfect for a home office or flex area. The community also features three-bedroom townhomes with the option of one- or two-car-attached garages, providing even more space to fit your lifestyle.
Grand of Sugarcreek features thoughtfully designed, modern floor plans with spacious two-bedroom layouts, along with select homes that include a den for added flexibility. Each villa includes a two-car-attached garage, offering both convenience and ample storage.

Applicants may qualify using one of the following options:
Guarantor
A guarantor is an individual who agrees to be financially responsible for the lease. Guarantors must reside in the United States and have a valid Social Security number. Income equal to three times the monthly base rent is required. Proof of income must be provided, and all guarantors are subject to background, rental history, and income verification screening.

Guarantor Waiver Program (Leap Easy)
We offer a third-party guarantor option through Leap Easy, providing an alternative path to qualification without a traditional guarantor. This program requires a one-time, non-refundable fee paid upfront.
Please note that participation in the Leap Easy program must be renewed at the time of lease renewal, and a new fee will be required for each renewal term.

All utilities at Reserve and Grand of Sugarcreek are the responsibility of the resident. This includes water and sewer, trash, internet/cable, and electricity. For a detailed breakdown of costs, please contact our leasing office.

Reserve & Grand of Sugarcreek is pet friendly with weight and breed restrictions. A one-time non-refundable pet fee and monthly pet rent apply. Please contact the leasing office for more details.

Tours can be scheduled by contacting the leasing office by phone or booking directly through our website. Walk-in tours are also welcome!

Yes! Our on-site maintenance team is available 24/7 to assist with repair requests and apartment concerns based on the level of priority.

For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. Emergency requests may also be submitted through the resident portal by selecting emergency priority. For life-threatening emergencies, please contact 911.

Rent is due on the first of each month and is paid through the resident portal.

Yes. Renters insurance is required for all residents. Residents are automatically enrolled in our renter's insurance program but may provide proof of their own coverage to meet this requirement.

Yes. Unit transfers are available for an additional transfer fee. Please contact the leasing office to discuss available options.

Each unit has a designated mailbox, and residents have access to a secured package room.

Yes! Surface parking is free for residents, and detached garages are available for an additional monthly fee. Please contact our leasing office for more details.

We understand that circumstances may arise requiring you to end your lease early, and we offer a lease buyout option for your convenience. To use this option, you must submit a 60-day written notice to our office and pay a buyout fee equal to two months’ rent within 24 hours of submitting your notice. You remain responsible for rent throughout the 60-day notice period, and all utilities must remain in your name.
Please note that any rent concessions applied during your current lease must also be repaid as part of the buyout.
